Tenant & Vacancy Questions

No. We simply specialize in residential properties. We can manage single-family, duplexes, triplexes, 4-plexes, and apartment properties in Houston and surrounding areas.

We will help you decide with a free, no-obligation analysis. The market analysis considers average rents in your area and condition, location, amenities, etc. The analysis will require specific property details, including year built, size, and address.

Propertycare represents the owner's best interests in the instance of an eviction. There is no need to hire an attorney because we act as your representation and will go to court if necessary.

In most instances, within 21 days. It is often faster because we have qualified applicants on a waiting list and extensive advertising resources that we put to work for you.

Yes. We offer a convenient direct deposit option on the 10th day of every month.

We charge 100% of the first month's rent if the lessee has an agent and 75% of the first month's rent if the lessee does not have an agent. We do not charge when there is a lease renewal.

Yes. One of the property management solutions we offer is helping owners find tenants while still allowing them to manage their property's day-to-day operations. Propertycare will assess and market the property, screen tenants, handle the lease and security deposit, collect the first month's rent, and document the move-in. Then we simply return the property to you for daily management.

No. We are only paid when there is a tenant in place.

Yes. We carefully screen all tenants before we lease them your property. We check credit, criminal, work, & rental history.

Our carefully screened tenants know they are responsible for any damages they caused or their guests have caused. Our lease agreements ensure that tenants understand they are responsible for taking reasonable care of the property.

Contract and Service Questions

Yes. Propertycare's management services mean we can obtain higher rents as well as reduce delinquency and contract. We also have a long list of qualified technicians and contractors who provide us volume discounts for repair services. In most cases, our fees are more than covered by the benefits we offer.

No. We work for you, and you set all parameters not defined by law.

Our management fee varies depending on the type of services you are requiring. Give us a call, and we'll try to understand your goals to meet your needs.

No. We require only a 30 day written notice. Our contracts are month to month. Most owners appreciate the flexibility.

No! We get paid only when you get paid. There are no upfront costs or charges.

Yes. We will communicate regularly during our contract. We will contact you at reasonable times to discuss repairs and notify you of tenant requests to vacate. Plus, throughout the contract, we will keep you aware of other issues that may arise. You can always use our Owner's Portal to keep track of your property as well.

Security Deposit Questions

Yes. Our policy is the security deposit is either equal or greater than one month's rent, granted we have your permission to allow pets. When pets are allowed, we will charge an additional one-time pet fee (no deposit) and a slight increase in monthly rent.

No. In compliance with Texas Law, the tenant's security deposit is kept in an escrow account. The move out survey documents the condition of your property. Damages exceeding normal wear and tear are deducted from the security deposit and any other money the tenant(s) owe. The balance will be returned to the tenant within 30 days of move out.

Repairs and Maintenance Questions

Yes. We notify the property owner of all major repairs by phone or email. We know you like to make the big decisions; we will not have it any other way.

Yes! We do a regular drive-by and conduct interior inspections. We ensure tenants are held accountable for deficiencies.

We do! Our team is on call 24/7. In addition, we mobilize quickly, calling upon our extensive network of talented technicians and contractors to make repairsas soon as the next morning.

Yes. At least $250 is required per managed property. These funds will be held in trust. We require these accounts to be established within 72 hours of signing the contract.

Legal Questions

No. Owners remain responsible for insurance coverage. If you need assistance in insuring your property, we can refer you to the best in Houston.

Yes. We stay current on all new legislation relating to income-producing real estate. Also, we are required to take continuing education courses as defined by the Texas Real Estate Commission.
